About Our Management
JACOBS, JACOBS & ASSOCIATES, INC. has been providing professional Homeowners,
cooperative and homeowner association management services since 1992. We were
designated by the Community Association Institute (CAI) as an Accredited
Association Management Company (AAMC®)
in May of 1999. That distinction has only been to those management companies
who have proven proficiency in and are dedicated to delivering quality
professional community management services.
Over the years we have been able to maintain the "hands-on" management style
that has given us our exceptional reputation for service. Our managers are
professionals and all have been designated by the National Board of
Certification for Community Association Managers (NBC-CAM) as "Certified
Managers of Community Associations" (CMCA®).
Mary W. Jacobs has attained the Association Manager Specialist (AMS®)
designation from Community Association Institute (CAI) and Philip H. Jacobs has
been recognized with the highest designation in the association management industry
as a Professional Community Association Manager (PCAM®).
Phil has been designated as a faculty member for the Community Association
Institute teaching advanced management techniques throughout the United
States. Phil is certified by Florida's Department of Business and Professional
Regulations to facilitate seminars for the Division of Florida Land Sales,
Condominiums and Mobile Homes targeting Condominium and Cooperative homeowners
in Florida.

Putting Community First - an association management philosophy.
Community Association management is a people business. Yet, for decades,
managers have focused their day-to day efforts on technical activity such as
rule enforcement, facilities maintenance, and dues collection. This emphasis,
though functional, puts the proverbial cart before the horse. It does not address
many ofthe human needs within communities.
Managers need to rethink their jobs, switching the emphasis to service and
community building.
Why this need for redirection? Because the association management industry,
like society, is changing rapidly. Managers must grow with society - even lead the
change. Increasingly, managers' jobs are expanding beyond the traditional roles of
neighborhood police officer, tax collector, or handyman. The notion of service, in
and of itself, has become more important.
Some of these societal changes stem from legal issues. The concept of
reasonableness is replacing strict letter-of-the-law covenants enforcement.
The historical measuring sticks of association management success - delinquency
rates, the number of work orders processed, the number of outstanding rules
violations, performance against budget - can no longer be the sole indicator of
management effectiveness. In truth, these measures track only a fraction of
overall performance. The management team and board of directors could achieve
perfection in these areas and still have a problem community.
How is such a contradiction possible? Because an association's core purpose
is not about buildings, rules or money. It is a corporation that helps people.
Putting people first - building a community for them to prosper in - is the
essence of association management.
Managers must be the lead architects of this community construction. We are
more than maintenance supervisors, rule enforcers, dues collectors and meeting
planners. We are leaders and teachers as well.

Meet Our Staff
Philip H. Jacobs
Professional Community Association Manager (PCAM ®)
Phil has over thirty years of progressively responsible executive management
positions. While serving in the U.S. Navy he commanded Naval Air Station Cecil
Field in Jacksonville, Florida where he managed an annual operating budget of
over $50,000,000 providing work facility and community support services to 12,000
employees, 1,200 families and 1,500 single individuals.
Since leaving active duty over six years ago after 28 years of service, Phil has
been associated with Community Association Management. He has personal Board of
Director experience, serving as president of a condominium association for two
successive terms. Phil's background particularly suits him for management of
associations where there is a need to assure broad cooperative effort through the
use of sound planning, strong administrative and persuasive public relations
skills. In October 1996 Phil was recognized by the Community Association
Institute with the highest designation level awarded in the Community Association
Management Industry - "Professional Community Association Manager" (PCAM). Phil
has also been accredited by the National Board of Certification for Community
Association Managers, the only national certification program for the Association
Management Industry.
Phil's educational background in architecture and construction engineering
provides a strong foundation for critical early recognition of facility problems
inherent with ocean front/side structures.

Mary Way Jacobs
Association Management Specialist (AMS®)
Mary provides Jacobs, Jacobs & Associates, Inc. with pragmatic insights and a
common sense approach to problem solving honed through over 20 years experience in
small business ownership, marketing, promotion and over six years in the Community
Association Management field. She is gifted with strong interpersonal skills,
persuasive writing and presentation skills that enable her to convincingly
articulate organizational goals.
Mary's myriad background in fiscal responsibility, and her organizational talents
complements extremely well the diversified talent found within our management
company.
Mary's business background includes ownership for over 10 years of a retail
nursery. This knowledge of horticulture provides a key ingredient to our property
management package. Her involvement in Community Association Management over the
past six years includes management of Condominium Associations and Homeowners'
Associations ranging in size from 46 to 350 units. Mary is a designated
"Association Management Specialist" (AMS). The AMS is a certification through the
Community Association Institute and recognizes professionalism and dedication to
the highest standards of Association Management through completion of industry
education programs and applied Association Management experience. Mary has been
accredited by the National Board of Certification for Community Association
Managers, the only national certification program for the Association Management
Industry. Mary is the only member of the Florida Vacation Rental Management
Association in this area. This organization provides education, support and
information to all members involved in resort rental management.

promote "Living Will Provisions". Former practicing member of the Federal Bar.
Consultant and Corporate Attorney for numerous Florida Real Estate Development
Companies. Frequent Guest Speaker at the Universirty of Florida School of Law on Legal
Ethics. Former President of the NE Florida Regional Planning Counsel, former President
of the Alachua County League of Cities, former Mayor of a Florida Municipality and voted
most concerned Mayor by their local American Boy ScoutÕs chapter.
Veteran of the Vietnam War and served honorably in the U.S. Navy.

About the TREE Logo
The TREE has become the emblem or "logo" for our business because the very
structure of architecture of the tree reflects our philosophy and approach to the
way we conduct business.
The foundation of our business, the root system, is based on a staunch belief in
strong ethics, impeccable mroals and unyielding integrity.
Our business practices all generate from this foundation or "Root System".
As in the tree, the trunk or body of our organization is made up of Principles,
that is to say, the officers of the corporation. Purpose, goals and policy are
established by these individuals.
Beyond the trunk of body of the organization, branches spread just in the make
up of the tree. This is reflected in the employees as they develop and reach out
extending themselves with the same work ethics, energy and creativity as the
principles.
By care and feeding of the tree, it is nurtured and it grows. Our entire
organization reflects the same as we constantly encourage everyone to seek
additional education and stimulation through classes and seminars. In addition,
goal setting and planning are discussed and implemented. There is no end to this
process, there is always more to learn and new ways of doing things. No end to
the care and feeding that is essential for growth just as is the case with the
growth of the TREE.
