What The Law Says
Pre-licensure Education Requirements
All applicants for a Community Association Manager's license must complete
an 18-hour pre-licensure course prior to being approved to take the state
examination. Part VIII, Chapter 468, F.S. requires individuals be licensed
who provide community association management services for community
associations where the individual manages more than 50-units of an
association or associations with a total budget(s) in excess of $100,000.00
Management services include:
- controlling or disbursing funds
- assisting in noticing or conducting meetings
- preparing budgets or other financial documents
- coordinating maintenance
State Application and Testing Process
Complete the 18-hour Licensing Course
Completion slips are issued upon completion of the course. You must include your completion slip with your state application.

The application fee paid to the state is $228.00
You must submit evidence of successful completion of the required education with your application. It will take 6-8 weeks on average for the state to process and approve your application.

Appointments are scheduled with the state testing vendor. Pearson VUE. This can be done online, or by calling (888) 204-6289 and then dial 6.

Pass the State Exam
Before you can take your state exam, the state must approve your application for licensure.
To schedule your exam, contact Pearson VUE, the state testing vendor. They have locations throughout the state. You can make an appointment online, or by calling (888) 204-6289.

The exam fee paid to Pearson VUE is $27.00
The state exam is a 100 question multiple choice test with a passing score of 75%.
If you fail the exam, you make take the exam again upon submission of a reexamination application.

Jacobs, Jacobs & Associates, Inc. (JJA) offers the 18-hour (2 Day)
pre-licensure course in St. Augustine, Florida. Please note that we are one of only thirteen schools in the state of Florida to offer this
course. Our course is set up to prepare you take the State Exam as well as
provide an education tool and reference material to assist you in your career
as a Licensed Florida Community Association Manager. You will be welcome to
return to any future courses at no additional cost for a review. It is up to
you to schedule your State exam date.

Curriculum Includes:
- State and Federal Laws and Governing Documents (3.6 hours)
This part provides an overview of the community association concept, an
explanation of the laws that govern and effect community associations and
you will learn how the governing documents work.
- Meetings and Procedures of the Association (4.5 hours)
The community association is a lot like a government. You have to know
about membership meetings, voting and election procedures, board meetings
and committee meetings. The course also covers the rights and duties of
the membership and the board.
- Budget and Financial Affairs (4.5 hours)
The financial operations of the community associations are grounded in
the budget, which covers operating expenses and capital expenditures and
deferred maintenance. In addition, we cover financial reporting taxes and
employment laws.
- Insurance (2.16 hours)
The course provides instruction in the requirements for insurance as
related to association property and unit owner property. You will learn
statute requirements regarding general liability insurance issues, directors
and officers liability insurance, fidelity bonds and more. In addition, you
will be introduced to the process of making and carrying out decisions that
minimize the adverse effects of accidental losses.
- General Management (3.24 hours)
This section covers human resource management topics, maintenance programs,
maintenance contracts, maintenance standards, the rights of the association
to restrict owner rights and arbitration of disputes. Also covered are
special, statutory provisions related to fire safety, elevators, pools,
security guards and pest control.

Who is required to have a Community Association Manager's License in
the state of Florida?
Chapter 468, Part VIII Florida Statutes requires licensure by individuals who
provide community association management services for association with more than
fifty (50) units or associations with total budgets that exceed $100,000 and
perform the following services:

What are the requirements for a Community Association Manager License?
You must be at least eighteen (18) years of age - need not be a Florida resident,
complete an eighteen (18) hour pre-licensure course and pass the state
examination.
How do I obtain my license?
The Department of
Business and Professional Regulations (DBPR) will provide you with an
application. Upon completion of the pre-license course, and the DBPR has
processed your application, you may schedule your exam with Pearson VUE. selection
the date and time from their selection of test sites. To order your state
application call DBPR at (850) 487-1395 or contact them at MyFlorida.com. The cost of the application is
$275.00 which includes your first license.
Policies
- A completion certificate cannot be given to any student who has missed any
classes. You must check with your instructor if you miss any classroom time.
- A refund may be provided if you apply prior to the 3rd hour of class. A full
refund of fees paid will be paid (less cost of materials issued by the school)
will be provided if a written request is received within one year of the start
date of the original class
